Job Description

Traveling Construction Superintendent position provides the knowledge, skills and experience required to manage field activities to ensure that the project milestone dates and overall schedule completion dates are met. The primary focus of the Superintendent is to provide the managerial and leadership skills necessary to accomplish the work by means of subcontractors and to manage the day-to-day issues of a small self-performed workforce.

Essential Functions
•Works as a self-performing superintendent
•Day to day operations lead and Controller of job site and client secondary point of contact.
•Subcontractor and Project Management first point of contact for all field activities.
•Review roles of Assistants with Project Management department.
•Review schedule with Project Management for adjustments initially and through Two Week Look Aheads.
•Schedule travel information to office for transition meeting when needed.
•Drives project schedule in the field.
•Lead onsite safety correspondence with subcontractors
•Track on site inventory and lead on site security.
•Assist with onsite scope reviews coordinated by Project Management.
•Review contract scopes prepared by Project Management.
•Coordinate all on site construction activities.
•Obtain contact list from Project Management.
•Preparations for kickoff meeting as field lead
•Creating short-interval look-ahead project schedules that make sure that upcoming events are communicated, tracked and are being proactively attended
•Two Week Look Aheads prepared by Project Management to be marked off each week (obtain subcontractor input from foreman and Project Managers).
•Review subcontractor report and any holdups with Project Management.
•Fill out subcontractor evaluations.
•Review material orders and takeoffs with Project Engineer. Explain necessary labor, equipment, scheduling needs
•Maintain and submit a daily log of job site activities, timesheets, e-mails on Ipad etc.
•Managing and coordinating the work to ensure that it is constructed in an orderly and deliberate manner that is consistent with the standard-of-care set forth in the contract documents that is viewed.
•Submit RFI’s to Project Manager and Project Engineer for distribution to architect and owner.
•Complete Dailies every day to Dropbox folder and or Project Management Assistant.
•Maintaining daily paperwork such as timecards, field reports, schedule updates and E-mail correspondence
•Request any necessary assistance needed by Project Manager, Project Engineer, and Project Management Assistant.
•Verifying that all work is installed in a workmanlike manner (i.e. plumb, level, straight, etc.)
•Obtaining all inspections and ensuring that the quality aspects of the physical work are fully documented, including red line drawings
•Assures that the most recent drawings and / or stamped drawings are onsite and being used for construction
•Retains red drawings in possession for reference.
•Batch of Progress Drawings every two weeks
•Meeting with onsite representatives on a regular basis to discuss the status of projects, to proactively identify and resolve problems and to assure that the project manager is kept knowledgeable about the status of the work. Notify Project Management of any potential issues as they arise
•Compile paper copies of Warranty information when brought to job site.
•Review project with client and/ or subcontractors to review pre-punch list items.
•Participate in Final Walk Through and Punch Lists Walk through with Client.
•Collect and submit certificate of occupancy and final inspection cards to Project Management Assistant to record.
•Managing self-performed activities to ensure that work is being performed
•Managing changes in project scope and ensure that the project manager knows of them
•Managing the punch list to assure timely completion
•Providing timely and cordial interaction with supporting work groups, such as accounting, HR, ICS, etc.
•Travel-This position is required extensive travel and reports to the assigned project site daily. Travel percent- 90- 100, depending on projects

Supervisory Responsibility
•Directly supervises all subcontractors attached to assigned projects.
•Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
•Responsibilities include interviewing, hiring and training sub-contractors; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; and addressing complaints and resolving problems.

Work Environment
•While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is regularly exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.

Physical Demands
•The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
•The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift and move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Position Type/Expected Hours of Work This is a full-time position which will typically involve 50+ hours a week. Due to the nature of the job, the employee must be available on-call early/late hours to deal with delays, bad weather and emergencies at the job site.

Job Requirements

•Minimum 5 years’ experience working as a superintendent in commercial construction industry
•Strong leadership, organizational and time management skills
•A working knowledge of civil, architectural, mechanical and electrical work
•The ability to perform the following tasks: general demolition, rough carpentry, finish carpentry, doors & hardware/glass, drywall, finishes, specialties, and general (assist in unloading of items and minor cite cleanup)
•The ability to effectively communicate professionally to all levels
•Understands project control and change order management
•Understands the sequencing of work and the strategy of creating effective project schedules
•Proficiency with IPad, Microsoft, Email and other software used in the construction industry
•Has strong problem-solving skills that involve a bias to work within established systems and the agility to work outside of the system when necessary to get timely results
•100 % Travel required.
•Strong computer skills in Microsoft Office, required. Experience with bidding and operational software; Timberline, and Microsoft Projects, preferred.
