Property Maintenance Technician

Job Title: Maintenance Technician

Reports To: Property or Resident Manager

Summary: Responsible for the daily maintenance needs and preventative maintenance of the property by performing the following duties. Duties and Responsibilities include the following. Other duties may be assigned.

1. Perform daily schedule and site inspection as listed in the Procedures Manual.

2. Perform minor and scheduled building maintenance and repairs by applying knowledge of general carpentry, plumbing, and mechanics.

3. Complete work orders daily and in a timely manner.

4. Respond promptly to all on-call emergencies and perform all on-call duties as scheduled.

5. Perform and document physical inspections of building and grounds.

6. Supervise subcontractors performing work on the property.

7. Maintain property grounds as needed such as snow removal, remove leaves, mow grass, remove trash and debris, mulch, plant, etc.

8. Submit accurate weekly reports by 5:00 pm on Fridays.

9. Inspect move outs of units and prepare them for rental on schedule.

10. Purchase supplies and submit invoices with Purchase Orders weekly.
11. Maintain all files and office in an organized manner.
12. Keep shop in an orderly condition.
13. Maintain an adequate stock of materials to avoid inefficiencies.
14. Meet daily with management to discuss property needs.
15. Report all incidents to corporate office.
16. File court documents in a timely manner.
17. Hire and supervise all subcontractors.
18. Maintain all equipment and tools.
19. Complete cyclical and preventative maintenance schedules.
20. Process all move in and out paperwork on schedule.
21. Maintain a high occupancy level through effective marketing techniques and appropriate tenant relationships.
22. Issues lease violations when applicable, ensuring proper documentation is maintained to support your case.
23. Attend and pass advanced educational seminars, as required.
24. Performs other related duties as assigned.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience: High School Diploma or Equivalent with 1-2 years previous experience.

Language Ability: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations, to customers, clients, and other employees of the organization.

Math Ability: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ration, and percent, and to draw and interpret bar graphs.

Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
