Job Description

FUNCTIONIs a key member of the account management team and reports to the Facility Manager. This position is accountable for providing continuous operations, optimal customer relations, operations and maintenance management for the assigned high profile critical facilities data center in a cost-effective manner. RESPONSIBILITIESProvides high quality operations and maintenance to assure proper performance of facility equipment and systems supporting the infrastructureActs as liaison with all customer departments, actively ensuring that service is prompt, responsive, effective and that inter-departmental concerns are addressed and resolvedProvides regular monthly written status reports to Facility Manager, presents ad hoc status reports as necessary to keep customer management conversant with atypical occurrences, unusual staffing challenges, potential building related interruptions, etc. Provides recommendations with assistance from Facility Manager on the annual facility operating budget and reports exceptions to the Facility ManagerHelps to ensure that federal, state and local regulatory requirements are met including EPA, OSHA, NFPA, IEEE, ADA, etc Schedules and coordinates work priorities to meet contractual obligations and established Key Performance IndicatorsRecommends what work should be performed in-house and what work should be subcontracted; consults with Facility Manager and/or external technical resources when making decisions on major changesEnsures that reactive and preventive maintenance activities are appropriately balanced; monitors current and deferred maintenance backlogs; adjusts priorities and/or resources as needed and ensures that deferred maintenance is adequately documentedUtilizes maximum capabilities of Maximo or customer workorder control system, ensures that all appropriate data is entered into the Maximo system in a timely and accurate mannerMonitors facility quality standardsReviews completed work regularly and ensures that quality standards are met or exceeded to the satisfaction of the customerMonitors service contracts to ensure compliance, addresses and resolves contract disputesDevelops and negotiates minor construction contracts as assignedEnsures that staff receives adequate technical, administrative and other training; participates in training of direct subordinates If applicable, ensures that labor contract requirements are met; makes routine contract interpretations as required; and maintains a harmonious working relationship with union representatives, organizes and participates in facility audit activities
