Job Description

The primary function is to operate, maintain, and perform repairs on mechanical, electrical and architectural building systems in central plant, roof, and offices including packaged and computer room HVAC equipment, air handlers, return and exhaust fans, VAV boxes, hot water boilers, pumps, related controls, and heat exchangers.
The responsibilities include, but are not limited to, the following:
•Respond in a professional, polite, and helpful manner when dealing with customers.
•Perform preventive and corrective maintenance on various equipment such as packaged air conditioning equipment (5 to 200 ton), Computer Room air conditioning equipment, boilers, VAV units, pumps, motors, controls, lighting, and general building equipment.
•Completes routine repairs of lighting systems.
•Maintains daily, weekly and/or monthly reports as required.
•Works with and takes direction from the Facility Manager or Assistant Facility manager.
•Learns, understands, and complies with fire, safety, and other emergency practices.
•Informs the supervisor of any condition deemed to be unsafe.
•Learns, understands, and complies with all Company and customer policies.
•Participates in company safety training program.
•Works according to the schedule prepared by the supervisor.
•Works overtime as needed.
•Assists in emergencies as needed including emergency calls at non-scheduled hours.
•Assists and ensures that all work areas are returned to a clean, neat, orderly, and safe condition.
•Reports to supervisor any information having the potential to affect customer or employee relations.
•Performing other duties as assigned.

  Job Requirements  

MINIMUM QUALIFICATIONS
•High school or technical school graduate
•3 •5 years experience in HVAC trade at journeyman level.
KNOWLEDGE, SKILLS AND ABILITIES
•Knowledge of the equipment, tools and materials used in HVAC services and building maintenance.
•Ability to understand and carry out instructions quickly
•Knowledge of Direct Digital Control (DDC) and pneumatic controls.
•Excellent troubleshooting skills.
•Ability to keep simple records of activities performed and complete basic reports.
•Ability to read and understand blueprints and other technical documentation.
•Possesses required state and local licenses, to include Universal CFC technician.
•Availability to work shifts and overtime as needed.
Analytical/Interpersonal Skills:
•Well-organized, hard worker, team player.
•Strong attention to detail and follow-through skills in a fast-paced environment.
•Ability to maintain good working relations with other staff and building tenants.
Capable of working independently with minimal supervision.
